Are you wanting this fixed, or Resurrected to a New and Perfect State?
It looks like a nice van with no visible damage or rust in the pictures.
Worth at the very least, $14,000.00.

If it were me... I'd pass. There are a lot of nice, clean vans out there.

Front box beams, front suspension & wheelwells etc are where the rust - looks like not fresh water wash-down after short trips East of WA
Aluminum Alternator even rusty
Heavy custom steel bumpers and door steps welded to Box beams -
Need to be removed because it's adding weight to the spring loads
and adding rust to the box beams locally

What am I missing? $10,000 for the above repairs?

It is pretty clear that you are not going to get this van.

The paint and pretty Instagram pic is going to attract a lot of attention...
To me the most important thing about paint is a sealed coating... I like polyurea 3/4 the way up the side of my vehicles, also in the wheelwells.
I've dented vehicles that have had 114 degF temperature changes over the coarse of 5 years that have never peeled.
I can appreciate a pretty paintjob - I just don't have much use for it.

So you're thinking about buying this van and then spending another $10k to get the things you listed fixed?

I have a team that I can go to this with... basically they buy vans wholesale, barn finds, wheelchair van and do a lot of work on them. If I buy the van the price needs to be close to what they would pay if they found it. I may just take this up to Crankworks week after next and flip it after that. To stay out of cost over runs on a build I need to do things a certain way. I have a lot of patience... I need something I can take hours away from the Hi-way, snow, ice, tow sleds, live out of for weeks at a time on the road etc - I put a high value on reliability.
