Two years ago I bought mine from a dealership in Texas. 10k for a 2003 with 65k on the clock. Really clean van. I didn’t mind paying their asking price.
Are you building it to sell or building it to keep? As mentioned before, it's easier to sell your van at the lower price point where people have access to that amount of cash. Once you build it out and ask more than say $40k, your audience becomes smaller. If you're building it out to keep, then it doesn't matter.

I spent the better part of 4 months looking for a 7.3 on craigslist about a year ago. Unless the hype has died down, which is possible, I think the van could easily pull 15k. Super low miles and is a passenger van. Beat up 7.3 cargo vans are easier to find but a really clean passenger 7.3 is much harder.
I had one occasion of a 7.3 passenger van getting listed at ~12.5k (45k miles iirc) and I called about 3 hours after the listing popped up and someone had already gotten on a plane to buy it at 2k over the asking price.

for some STRANGE reason 05-08 Dana 60 front ends out of F250-f350 have 2 diffrent prices...same axle...same everything...one group on ebay sells them $600+...another group sells them $400 and less...I did an offer for $350 from a seller that was about an hour and a half away from me...and picked it up the next day...
depending on how big of a tire and how high you want..there are a TON of off the shelf parts to swap the front axle in..
The mileage is the point this van has hardly been broken in. Just like my 2002 with 7.3 I would not sell it for less than 20 to 25K but it is 4x4 with 125k miles again it has not even broken in. I could see your point on a 6.0 but these are 7.3's they have great history compared to the later.
