FS: 1997 Ford E350 SMB 2wd w/ PH v10 68k miles, Northern CA

All,
We've decided to sell our SMB. It's a 1997 Ford e350 v10 gas 2wd model with Penthouse. 68k original miles. It's in very good shape and drives great. Admittedly, it's 16 years old, so it's starting to show its age in places (see below).

Located in San Rafael, Marin County, CA (Northern California). Asking $16,500.

We're just not using as it deserves. We've owned it about 1.5 years, had new front brakes installed last year. Otherwise, it works as it should.

Good:
-68,000 miles on V10, awesome engine, tune up last year. Runs great
-New front brakes done by Ford service
-Super Classic Blue late 90s stripes
-Rad (well, I think so) running boards
-manual Poptop Penthouse with windows and screens, no rips, tears, or mold issues
-Propane stove, heater, water heater
-Microwave in good shape
-fridge
-TV with DVD
-folding gaucho bed with bed extender, w/ seatbelts
-Working toilet in rear
-Genset with low hours
-front blackout curtains for inside windshield
-Prodigy trailer brake (we installed to tow a small trailer but never used it)
-Hella fog lights, wired to switch on dash. Power currently not connected, but hot lead is under dash
-Rear View camera
-Older CD/DVD/XM radio (slide out touch screen) with Navigation, works well
-Most, if not all, manuals, including build info
-all interior lights work
-Roof PH bolts recently re-sealed. No known leaks

Not Awesome:
-AC isn't super cold. No leaks found at last service. We did not recharge the system
-Formerly had an awning (evidence of SMB brackets). Previous owner had it removed. The bolts are still present. (no leaks)
-Paint finish is showing age. Not shiney
-Rub marks on roof where the PH sits. Paint worn through in places
-PH top clearcoat oxidized on top
-front passenger side dash vent fins removed (previously broken), still operates, just not all fins present
-Interior wall panel by stovetop formerly had towel bar or paper towel holder, now gone. Screw holes present
-PH has the storage tray, not the bed/mattress. SMB West can provide a bed/mattress if desired
-Water heater needs a new anode
-small amount of rust on driver side rain gutter
-Headlights show hazing. Could use replacement or at least restoration
-Various small scrapes and bumps (no dents) on body/exterior

Is the Genset an onboard generator ? If so what size is it?

I think that is a great addition to the Propane.

What is the used to run on the Generator?

Great looking SMB and most likely well worth the money as a great base to use for a 4x4 conversion or keep in 2WD in my opinion.

Thanks. It's a great rig. Yes, the generator is onboard, mounted underneath on driver side (it sits in a tray that can be lowered for servicing); I'm not sure what size it is; will check in the morning and update.

Nothing relies on the Genset but it's designed to run basic electrical and cooling if no shore power.

Thanks, I think it's a fair price for the condition, features, and mileage. I think this would do well as a 4x4 conversion but it drives great now, I'd trust it as is on a long tour, so if someone didn't need the extra capabilities of 4x4 this could serve one well as is.
