Penthouse zipper problems

We are starting to have problems with some of the zippers in the penthouse windows. Some are getting very hard to zip open or zip closed.

I googled “zipper lubricant” and a lot of products popped up. Anyone have experience with a product that worked…or didn’t work?

Tent zippers in the past start working better after we first gave them a good cleaning then lub. Soapy water, small brush (tooth brush??), and shop vac to pull the dirty water off the zipper. Then lub with a dry lub, nothing that attracts or hold dirt.
