It's been on sale for quiet some time. Looks like he dropped the price by almost $5,000. I have a very similar layout and it is very functional, except the rear dinette will barely fit someone under over 5'9.

Two issues I see: top is off set to the driver side, which should be an easy fix. The passenger side step looks like someone took a hack saw to it. Otherwise it looks very clean.
