I get the impression you are limiting consideration to Vans that fit in your garage - this narrows the pool considerably especially if you're interested in something with a pop-top. At some point in time you will come across exactly what you want, could be next week or could be a couple years from now. How badly do you want something you can start using immediately?
listed repairs aren't all that bad, suggest you get a quote and see if you can negotiate the asking price to subsidise.
Not intending to sway you one way or the other, the decision is the outcome of a family discussion.

Thank you for your input. I really think you are asking the right questions. The van seems good, the repairs expected and can be easily quoted, it fits in the garage and the family is supportive. I think the prize is good. Off course, all is negotiable but in the grand scheme,it will not make a big difference.
I will certainly have good and bad surprises but it is not related to this van but more to the fact it is a used one. (Even I know from experiences that new does not mean no issues).
I am waiting for a quote and we will use this as leverage for prize negotiation.
