thoughts on the price of this van...

Hi there, well I may get back in to the van world if I can get this particular van for a good price...sorry if I should have posted this in the classifieds, wasn't sure.
2008 passenger Quigley 4x4, 74 k miles. has rear sliding door. all of the seats and trim, etc have been removed from the rear of the van for a build out. it does have the functioning rear air unit still back there.
Smb electric pop top with bed and led lights, rhino lined to match.
Agile offroad rip kit already installed, fox 2.0 shocks.
swivel base for front passenger seat.
bfg ta ko tires new.
rear hitch and front hitch.
leather front seats, power,
No accidents or dents, etc. but is overall a little dirty, and has a few small blemishes, etc. some sagebrush pinstriping, etc. but overall in good shape.
One caveat that makes me nervous, it has some sort of a vibration that kicks in at about 55 and I don't know what it is...? tire out of balance? driveshaft? something worse? Any thoughts on this would be appreciated!
Otherwise it drives smooth and steers and brakes well.
Anyway, I was thinking in the mid 20 k range for price if that vibration is a simple fix, any thoughts very much appreciated?

I was remiss to mention that other important stuff, thanks for the reminder-
rb van, 5.4 v8, 285 tires I think, no on board fuels, or water, etc-totally blank in the back except for the rear a/c.

55mph vibration is pretty common with the BFGs, could be as simple as a road force balance or new tires.
