This is the sequence I use to lower the top:

- With Van leveled, Bed on rails, not attached to top

- Open side door

- Bring top down to 'Balance Point'

- Close door, open 1 window...

SMB can adjust the Penthouse springs to make the top much easier to put up. It may make it more difficult to bring down however.
