1994 Diesel HiAce 4x4 Coleman Edition Camper conversion $15900 PDC

Hi All,
This is my van. Hope it's ok to post here since it's not an SMB (I see some others have posted theirs). I recently purchased it as an affordable alternative to an SMB, but getting it titled in California is a little more complicated... I found a way that it may be possible, but not sure and my uncertainty is leading me to sell it and save up for an SMB.

1994 *DIESEL* HiAce 4x4 Coleman Edition Camper conversion (rare!), automatic transmission. This fully converted Hiace has plenty room to lounge in style and once you’re ready for bed, just flip it into sleep mode and enjoy your insulated, cozy cabin on wheels.

It has 155k miles on a diesel. Diesel heater in the rear! (these cost over $1k alone!). Starts right up and runs great!

85 Point 4WD inspection performed by Deans Car Care and all suggested repairs performed including:
-Drive belts,
-2 new batteries
-Air filter
-Fuel filter
Not many repairs were needed as she was well taken care of!

Ensured all mechanical components are fully road trip ready (have inspection report) though I do not work on camping kits such as sink, fridge, awning, wabasto heaters etc. so I'm not sure about all that, so sold as-is. Brake rotors are a bit warped, but this is an easy fix (looks like there's enough left to simply turn the rotors).

$15,900 firm (that's selling at a loss)

gas mileage: 20-24mpg depending on how you drive it
top speed: I got it up over 75 mph and kept up with traffic just fine
engine: reliable 2.8L *Toyota* diesel, starts right up!

Is there a generator or how are the appliances powered when parked? No genset, house battery. House battery will need to be replaced.
