FWIW, there's one thing that you might want to keep in mind before ditching the toilet and sink, i.e. the interior features of your van may have a significant impact on the cost to insure your vehicle.
Our policy with State Farm is CHEAP compared to our other vehicles of similar value, simply because it has a toilet, sink, and a means to cook (microwave oven). These features make insurance companies think that you won't drive it very much, which could limit their degree of exposure to liability. Thus, the insurance costs are usually much lower.
If your van is already insured as an RV, you may not be worried about this, and it might only impact the next owner - should you ever sell it. But removing these features could also affect your van's resale value, if that's a consideration.
