That's ~1.5k miles a year. I'd be worried that it sat for a while at some point. I'm not sure how the 7.3 (which seems like a great piece in general) deals with that, but generally, the miles are close to being scary low on this one.

I just spoke with the guy and yes it's a flip but he came right out and told me that and we laughed a bit. He owns a boat dealership and came across the van on CL and popped on it. He is currently being chased by all the local RV dealers wanting to flip it again lol.

The van was an old timers that just never saw the road. Time to let it go. He tells me when you see it, you can tell it still looks new inside and out.

I'm contemplating the thing as I've been trying to find a van for a little while now and I'm only a half hour away which seems appealing to me but it's got a lot of compromises in terms of layout/roof/2wd compared to what I've been dreaming about for a rig.

You should check out the one for sale by a member named Ultralite. He has a real SMB with high top, 7.3, eb (not sure of layout number), that looks very nice. I think he's asking $25k. It's listed in the members classifieds section.
