Hahaha not anywhere close to what they're asking.
I'd base the price on blue book for a similar gasser van, then subtract the $7k you'll need tomake reliable.
The only reason its "impossible to find" is because all the other 6.0-powered cargo vans are in a junkyard somewhere with a blown motor.

Its definitely a clean van. They definitely wont get almost $22k for it. Sounds like they're firm on their "no haggle" price but I'd say its a $10k van which includes the #vanlife tax.
I don't have any experience with the 6.0 but based on what I've read, I wouldn't even consider a vehicle with that motor.

I wish I could have that van sitting in my back yard as the parts donor for my van. I'd need to get it for a ridiculously low price to make that work though. Speaking of price, highest price for that van on KBB.com I could muster with all the options and best condition was 11k private party sale, 6k dealer trade in. That van dosen't have all the options so even that is too high. That's a big difference for the #VanLife tax.
