One other suggestion...there are a lot more SMB available in CA. Find a few that you want to look at, fly there and drive back as a vacation. If you buy in Fresno, there is plenty to see nearby. ...

I got mine in June...after searching for 8+ months.

The sellers were buying a new SMB...at $60,000 new they waited 12 years to buy their second. The high new cost and vans not rusting...
