Assuming no unknown issues, it think we know enough to say $44k is fair price, maybe even a really good price.
I concur, but the forum won't let me concur without more words.

Looks like Twoxentrix gave you a great list of things to look at. Follow his recommendations and you should at least know what issues you'll need to get fixed. I suspect the front bumper is probably a Ruenel (hard to see in photos) and would guess the rear may be the same? Very heavy and stout bumpers and I'd consider them better than Aluminess, especially if you ever "test" their purpose... But they are HEAVY.

On these older SMB's you may want to look at the front control arms and see if the van has the open channel versions. If so, they tend to crack and should be replaced with the round ones. Also, a RIP suspension would be an upgrade to consider down the road.

As far as price??? I must me missing something as a clean low mileage 7.3 should go for $55-65K even if they need a few things worked on. That said, there maybe a reason "yours" is only listed at $44K, so follow the recommendations of others here to make sure you know what you'd be getting yourself into.

Best of luck and hopefully you end up with a gem.

Hmmm. I believe it’s the suburban heater. And this van is on the west coast

Gotcha. Being a Sportsmobile it could be anywhere in the US, or out of it. Buyers travel for these things. But the one I'm referencing had more miles on it then so it certainly would now.

There are a LOT of white EB50's around. And a lot with identical wheels, bumpers, etc. Still great vans though.

Did you pursue it?
