OK, I see one comp at $23,995, final outcome unknown

I see another comp $21,500 ...sold

and a "96 Dodge, which is not a comp according to the market I have observed

Sooo, how is ultimatealabama's van not in the correct price bracket... according to the comps?

but to be serious, i want to issue my apology to SMB groupies. it may seem like an attack by me but its NOT.

I really shouldn't get involved in this, but since I spent some time pondering that end of this market before we bought our van, I'll attempt to contribute constructively.

Part of what's holding the value up on ford conversions, like the one listed, is that keeping the gas ford vans on the road is easy and affordable. That means that the mileage just isn't that big of a factor. Yes, it's a factor, but never more than $10k off a mechanically perfect example.

The ebay listing for the dodge for instance is a 9 year older, inferior and long obsolete platform. That said, it may still have been a good deal for someone. OTOH if it lived near the ocean spray in FL during that time it may also be pretty done.

What's hard to factor is how many little things there are on a camper that can be in good or terrible shape. If you want to understand the actual value a bit better, you can take the van mechanicals themselves (which are really just a part) out of the equation and look at airstream trailers. Those things, in good shape, get expensive. In sad shape they go down to about $1k. The difference between a $1k and a $20k example of those is about $10k in materials and many hours of work. I can attest to the work, watching a friend restore one over the past 4 years.

I went cheap(-ish) and am slowly adding features to my initially bare interior. If I had to do it over again, I'd pay more and do less of my own work.

Do I think this one is going to go for $20k? Probably not with the one week timer. Could it fetch close to that if/when the seller can afford more patience and a PPI reveals it to be in as good a shape as it appears to be in from the pictures? Perhaps. Could this all work out in one week, if the right buyer happens to be ready and acts in time? Sure.

In the end the market will show us what this one will go for.

Yahboo probably does not like the owner of the SMB for sale.

That is the only reason someone would carry on like they are.

Strikes me that Yahboo is not content for someone to ask what they like for their SMB.

it is a shame that people cannot keep the negativity to themselves, but alas that is the world we live it.

1st time I have ever experienced it on this forum which speaks well of the other forum members.

Sorry you feel the way you do Yahboo !!!

Good luck finding your SMB and hopefully you will be more respectful in your future posts.
